Why the documentation matters

Manufacturer system warranties frequently require documented maintenance. When a claim is made without that record, the first question is what upkeep was performed, and 'we cleared the drains sometimes' is not an answer that holds.

The reports also give ownership a defensible capital plan: three years of dated photographs showing progressive deterioration is a far stronger budget argument than a contractor's opinion.

  • Every roof drain: strainer present, sump clear, clamping ring tight
  • HVAC curbs, especially units serviced since the last visit
  • New penetrations added by other trades without flashing
  • Perimeter edge metal and coping fasteners
  • Any place foot traffic concentrates — walkway pads missing at access points
  • Ponding areas and whether they have grown since the last report

Twice a year at minimum, plus after any severe weather event. Roofs with heavy mechanical equipment or frequent service traffic warrant more.
Can you maintain a roof another contractor installed?
Yes. We will note the system type and any warranty implications so maintenance work does not jeopardize existing coverage.
What happens when you find something serious?
