A roof coating is a restoration, not a repair, and it only works on a roof that is fundamentally sound. Applied to the right roof it adds meaningful service life at a fraction of replacement cost. Applied to the wrong roof it is money spent hiding a problem.

When a coating is the right decision
- The membrane is aged but intact, with no widespread splitting
- The insulation below is dry — verified, not assumed
- Drainage works, or is being corrected as part of the project
- Leaks are isolated and can be repaired before coating
- The building owner wants to defer a full replacement with a defensible plan
Watch out
When a coating is the wrong decision
- Wet insulation anywhere in the assembly — coating traps it and the deck corrodes underneath
- Widespread membrane splitting or seam separation
- Chronic ponding that is not being addressed
- A roof that is simply at end of life and needs to be replaced
- A deck with structural problems
Coating types we use

Silicone
The strongest performer against ponding water and UV. Holds dirt over time and requires a compatible cleaning approach before recoating.

Acrylic elastomeric
Reflective, cost-effective, easy to recoat. Not appropriate where water stands for long periods.

Urethane
Tougher against foot traffic and impact, often used as a base coat under silicone in traffic areas.
Preparation is most of the job
Coating fails when it is sprayed onto a dirty roof. The surface must be power-washed, allowed to dry fully, all seams and penetrations reinforced with fabric and base coat, and every existing leak repaired first.
A coating crew that shows up and starts spraying on day one is skipping the part that determines whether the system lasts.
Frequently asked questions
- How long does a roof coating last?
- It depends on the product, the mil thickness applied, and the roof's drainage. Coating systems are designed to be recoated at the end of their term, which is part of their economic appeal.
- Will a coating stop my leaks?
- Only after the leaks are properly repaired. Coating over an active leak seals water into the assembly rather than keeping it out.
- Can you coat a shingle roof?
- We do not recommend it. Coatings are designed for low-slope membrane and metal systems; on asphalt shingles they interfere with how the roof is intended to shed water and breathe.
