Modified Bitumen Roofing in New Jersey
Modified bitumen is the descendant of built-up roofing: multiple reinforced plies bonded into a thick, redundant assembly. Where single-ply gives you one layer of protection, mod-bit gives you two or three.
That redundancy is why it remains a strong choice on roofs that take regular foot traffic.
Where modified bitumen makes sense
- Roofs with frequent service traffic to mechanical equipment
- Small, cut-up roof areas where single-ply detailing gets awkward
- Residential low-slope roofs over additions and porches
- Buildings where a granulated cap sheet's durability is preferred over reflectivity
- Tie-ins to existing built-up or mod-bit systems
Application methods

Torch-applied
The sheet's underside is melted to bond it. Strong, proven, and requires strict fire-safety protocol and a fire watch after work stops.

Cold-applied adhesive
No open flame. Slower to set, but the right call on occupied buildings and anywhere an open flame is unacceptable.

Self-adhered
Peel-and-stick sheets within a temperature window. Clean and fast on smaller residential low-slope areas.
Watch out
Fire safety is not optional
Torch-applied roofing has caused building fires, almost always because a crew left the site without a proper fire watch or torched too close to a combustible wall detail. Our torch work follows a hot-work protocol: combustibles cleared or protected, extinguishers staged, and a fire watch maintained after the last torch is shut down.
If a building's construction or occupancy makes that risk unacceptable, we use cold-applied instead. We will tell you which we intend to use and why.
Frequently asked questions
- Modified bitumen or single-ply?
- Mod-bit for redundancy, durability under foot traffic, and small complex roofs. Single-ply for large open areas, reflectivity, and lower installed cost per square foot.
- Can modified bitumen be installed in winter?
- Torch and cold-applied methods can work in cold weather with adjustments; self-adhered generally cannot below its rated temperature. We select the method to fit the season.
- How is a mod-bit roof repaired?
- Cut out the failed area down to a sound ply, then patch in new plies with staggered laps so the repair is integrated rather than surface-applied.
