Signs You Need Roof Repair (and What Can Wait)
Most homeowners can spot four or five real warning signs from the ground and the attic. Here is what each one actually means.

Start in the attic, not on the roof
The most useful roof inspection a homeowner can safely perform takes place inside the house. Take a flashlight into the attic on a bright day, turn the light off for a moment, and look for daylight through the decking. Then turn it back on and look for dark staining along rafters and on the underside of the sheathing.
Staining tells you water has been there. Whether it is still active is a separate question — press the wood. Damp or spongy means current; dry and stained may be an old, already-repaired problem.
Signs that need attention now
- Any active drip during rain, however small
- A sagging or bulging ceiling area
- Daylight visible through the roof deck
- Missing shingles exposing underlayment or bare deck
- A soft, spongy area when someone walks the roof
- Water staining around a chimney or skylight that grows after each storm
Signs worth watching, not panicking about
- Granules accumulating in the gutters on an older roof — normal aging until it becomes heavy
- A few lifted shingle tabs on the windward slope
- Light moss growth on a north-facing slope with heavy shade
- Minor surface rust on older flashing
- One nail pop visible from the ground
Watch out
The sign homeowners most often misread
Winter ceiling spots with no rain are usually condensation, not a leak. Warm humid indoor air reaches cold decking, condenses, frosts, and drips when the sun comes out. The fix is ventilation and air sealing — a roofer who sells you shingles for that problem has not diagnosed it.
When repair stops making sense
Three signals together mean the conversation should shift to replacement: the roof is past about 20 years, shingles crack rather than flex when lifted, and you have had leaks in more than one location. At that point each repair is buying a season while you pay for setup every time.
