EPDM has been on North American low-slope roofs since the 1960s, which means we know exactly how it ages. That track record is the main reason it is still specified on buildings where predictability matters more than novelty.
Why EPDM still gets specified

Attachment methods

Fully adhered
Bonded to the substrate across the full surface. Smooth appearance, best wind performance, more labor.

Mechanically attached
Fastened along seams through the insulation into the deck. Faster and less costly; the membrane flutters in wind, which stresses seams over time.

Ballasted
Held down with stone. Rarely our first choice today — it hides leaks and complicates every future repair.
Watch out
Where EPDM fails
Not usually in the field. EPDM sheet itself is durable for a very long time; what ages is the seam adhesive on older systems and the detail work at penetrations.
On roofs installed before modern seam tape became standard, the original adhesive seams are the first thing we check, and re-seaming with primer and cover tape frequently buys years on an otherwise sound roof.
Black or white
Standard EPDM is black, which absorbs heat — an advantage in winter, a cost in summer cooling. White EPDM and TPO are the reflective alternatives. For a warehouse in Middlesex County with significant summer cooling load, that difference shows up on the utility bill; on a small unconditioned structure, it does not.

- How long does EPDM last?
- A well-installed, well-drained EPDM roof commonly performs for two decades or more. Seam quality and drainage decide the outcome far more than sheet thickness.
- Can EPDM be repaired after it has aged?
- Yes. Aged EPDM is cleaned, primed, and repaired with cover tape. That is a real repair — unlike smearing mastic on a seam, which fails again quickly.
- EPDM or TPO?
- EPDM for cold-weather flexibility, irregular shapes, and simple long-term repairability. TPO for heat-welded seams and reflectivity. We recommend based on the building, not on what we prefer to install.
