    Full tear-off

    Everything comes off to the deck. Required when insulation is wet or when there are already two systems in place. Most expensive, longest life, and the only option that lets you verify the deck.

    Recover

    A new membrane installed over the existing system with a cover board. Faster and cheaper, permitted only under specific conditions, and it permanently hides whatever is underneath.

    Restoration coating

    For a structurally sound roof with a serviceable membrane. Extends life meaningfully at a fraction of replacement cost, but it is not a fix for a failed roof.

Insulation is where the money goes

On a modern commercial re-roof, insulation and cover board frequently represent more of the cost than the membrane. Current energy code drives R-value requirements on full tear-offs, and tapered insulation packages designed to fix chronic ponding add significantly to material volume.
